When excavation takes place near the adjacent structures, Building Code requires a monitoring plan to measure and evaluate structural deflections and soil deformations to ensure the safety of adjacent properties and structures. Even a small, but progressive deflections can cause significant damage to nearby structures, resulting in complaints to the Buildings Department, issuance of Stop Work Order, legal action, and expensive repair work.

A Typical Monitoring Plan for Use in the Excavation Process Entails the Following

  • Surveys of all precondition adjacent structures
  • Vibration Monitoring strategically placed at neighboring structure locations
  • Crack gauges and convergence sensors placed on neighboring structures
  • Optical survey targets installed on neighboring structures and along the inside face of new underpinning as needed to support excavation elements.
  • Tiltmeters and/or Extensometers installed for deeper excavations or excavations within weak soils also may require the installation of other devices designed to obtain deformation measurements at specific depths inside and outside the excavation.
